Will the Amazing Location and Condition of this Home Be Enough to get it Sold Fast?

Let me start out by saying that this home is in incredible condition, which makes sense as the entire house was remodeled in 2007. The original home was built in 1907, but with its 100 year facelift, this home feels much more like a 2007 new build in the heart of Old Town. It is easy to tell the quality of the build throughout the house. Solid wood doors and craftsman style trim work add a bit of solid character to the home. The floorplan is open and spacious with a huge kitchen and living space overlooking the large backyard. Upstairs has 3 bedrooms including the incredibly spacious master bedroom, bathroom and closet.
This house checks almost every single box that most buyers want in this market, but I still think this home might take a bit of time to sell. The home doesn’t feel all that unique, which can cause an Old Town home to struggle to sell at times. I think that a few different paint colors throughout the house would help in providing a bit of character to the home. I also think that refinishing the wood floors with a slightly different stain that complements the trim work throughout the house could also help. Finally, the carpeting, while in great condition, is a bit standard, and I think that upgrading the home with some newer high quality carpeting could help provide that ‘new build’ feel to a home that is already in great condition.
Keep in mind, each one of these items that I’ve listed above could be easily accomplished by a buyer, but I think that they would be good investments in this home especially in this price range. I’ve mentioned my mantra before that ‘buyers purchase based on emotion first and justify with logic second’ These upgrades would definitely help the home feel more appealing without asking for the decision to buy to be based on more logical items like updated appliances, water heaters, roofs, SQFT, etc. The pricing is not out of hand for the amount of total SQFT of the home, but I do think it will likely sell closer to $870,000.
