Heres What $395K Gets You on the Edge of Old Town – Part 1

The size of the home and lot are the most noteworthy features of this home. It also has some nice new windows and is really bright inside. The laminate floors in the main level are decent, although not the greatest quality. You can tell that they homeowner has made some recent changes to enhance the property. The most notable of these changes is the new carpet and fresh paint throughout the home. 

The is a consistency in finishes throughout the house, which gives it a nice feel. The backyard is expansive and has plenty of room to hang out and entertain. The only negative on the yard is the fact that it backs up to Shields st., although Shields is only one lane each way this far north. You also have good proximity to downtown Fort Collins via bike or walk from here, and you certainly get more SQFT for you money in this neighborhood than being just a block to the West. 
If I’m completely honest, $395,000 feels a bit high for this neighborhood. A comparable listing on Elm St. just around the corner was recently withdrawn after being on the market at $399,000. I think this home has a better chance at $375,000, but I have been consistently surprised in this market.
